Perfectionism in 1,378 Square Feet
The house was built on this Silver Lake hillside in 1924 and taken apart and put back together in 2024, which means the renovation landed exactly one hundred years after the original. Most houses this size get improved in pieces, a kitchen in one decade and a bathroom in another, and you can usually feel the seams. There are no seams here. The 2024 work went from the foundation to the roofline in a single pass, and what came out the other side is a small house with no unfinished thought left in it.

Inside
The living room takes its light off the hillside and its center from a gas fireplace, and the room was composed rather than furnished, down to the window treatments and the lighting. The kitchen is where the money is visible: Calacatta Gioia marble, custom cabinetry, and a built-in banquette, which is the most committed thing in the house, because a banquette is the one piece of a kitchen you cannot change your mind about later. Off it sits a room that works as an office or a gym and opens straight out to the yard, the sort of flexibility a house this size has to earn. The primary suite keeps its own walk-in closet and its own laundry, and the bath is finished in Italian travertine slab with Waterworks fixtures. The guest bath got marble basketweave floors and handcrafted Waterworks tile, the same attention as the primary rather than whatever was left over.
Outside
The front gardens are terraced into the slope with drought-tolerant planting and a water feature set with lily pads, lit for after dark rather than lit as an afterthought. Above the detached garage sits a Brazilian hardwood deck, with fencing and rails in the same wood, and it turns the least romantic structure on the lot into the best seat on it. The views run out across the hillside and the palms from up there, and they are the whole reason the deck exists. Down at street level, the front porch handles the daytime version of the same idea. The backyard is arranged around a stacked-stone gas fireplace with speakers wired into the yard, which is a way of saying it was built to be used in the evening rather than admired in the afternoon.
The O' Factor
A renovation has two halves, and only one of them is beautiful. The marble gets photographed. The Waterworks fixtures get photographed. Copper gutters, premium siding, a garage wired for a car nobody has bought yet, dry storage under the house: none of that will ever reach a listing photo, and all of it is what a 1924 house on a hillside needs to make it to 2124. Both halves were treated here as the same job, and that instinct carries outdoors, where the spending went almost entirely toward the evening: garden lighting, a stone fireplace, speakers, a deck angled at the hillside. Silver Lake spends its daylight being looked at and its evenings being lived in, up around the Reservoir and down among the restaurants. This house was finished with the second half of the day in mind, for someone who would rather own all of something small than most of something large.
