What a 1923 Mediterranean Revival should be.

Every once in a while, you come across an old Los Angeles house that reminds you why people become obsessed with old Los Angeles houses in the first place. Yes, it’s perfectly restored, big, and beautiful. But more than that, it still has all the weird, wonderful details that would never survive a modern renovation meeting. From painted ceilings to mahogany paneling, a spiral staircase, and even a rotunda that feels completely unnecessary and therefore absolutely essential.

Inside

The entry alone is worth geeking out over. It feels like something between a grand European apartment and an old Hollywood set, complete with painted ceilings and a sculptural iron staircase that twists upward through the center of the home. So many details here: Palladian windows. Wedding-cake plaster ceilings. Original millwork. Deep moldings. French doors that open into the gardens. What we love most is that the house never feels overly serious. There’s a sense of playfulness throughout. You can imagine generations of owners becoming slightly obsessed with different corners of the house.

Outside

The backyard feels exactly how a great old Los Angeles garden should feel. Mature trees. Layered landscaping. A pergola-covered dining area, built-in firepit seating, pool tucked beneath the canopy of towering Peruvian pepper trees…everything encourages lingering. It’s optimized for spending entire Saturdays outside. A lifestyle anyone would covet.

The O' Factor

We have a particular weakness for houses that couldn’t be built today. Again, this one is about the details for us. A rotunda. A spiral staircase. Ornamental plasterwork. Choices that exist simply because someone believed beauty mattered. The best historic homes feel slightly irrational by modern standards. And this one might be Lafayette Square’s crown jewel, simply because it still feels delightfully, unapologetically itself.
