A Hideout on a Schedule
Two hillside lots, running street to street, which in Mt. Washington is the difference between a house with privacy and a house with hedges pretending to be privacy. Clerestory windows run the kitchen ceiling and move a band of light across the room over the course of a morning, so you can read the hour off the counter without looking up. The galley kitchen sits above the dining and living area, reworked with open shelving, counters faced in wood and steel, and hand carved hardware you have to actually touch to understand. Living, dining, and kitchen are lightly tiered instead of walled, which means the house never asks you to leave a room, only to step down into a different mood. Wide plank European white oak runs through all of it, and both bathrooms were done in real tile and real millwork, with a Toto Neorest in the primary for those who keep score. Every door, trim piece, ceiling, and doorway was color matched by someone who clearly enjoyed the deliberating more than the finishing.
Outside
The upper deck faces the canyon and gets the sunset directly, which is the West-facing half of the day the interior does not cover. It is proportioned for a table that stays set and railed in period appropriate detail, which is rarer on a hillside remodel than it should be. The trees on the lot do the shade work, so the afternoon handles itself without an awning or an apology. The lower yard is park-like and quiet, with storage tucked under the house for the parts of life that are not canyon views. Because the lot goes street to street, nobody arrives at either end of it unannounced.
The O' Factor
Everyone shops the hills for a view, and a view is the least interesting thing a hillside house can give you, because a view is fixed. You get it, you love it, and within a season you stop seeing it entirely. Light is the opposite: it is never the same twice, it changes the room on its own initiative, and a house either catches it or wastes it. This one was built to catch it and then updated by someone who understood that the clerestory was the whole argument, not a decorative flourish to be improved upon. It is a house for a person who works from home and wants the day to be visible in the room, rather than something they check on a screen.
