The original Spanish bones remain fully intact: hardwood floors, Batchelder tilework, wrought iron details, arched windows, wood-burning fireplaces. But what makes the interiors feel especially fresh is the tension between those historic details and the fresh influences layered on top. Working alongside Shapiro Joyal Studio, the owners introduced a sensibility that pulls gently from Scandinavian and Japanese design. It’s calm, edited, and incredibly livable. The kitchen is a standout: walnut cabinetry, black quartz, Wolf appliances. It’s warm, functional, and completely at home within the architecture. Upstairs, the viewing tower might be our favorite space in the house. Equal parts office, lookout, and daydreaming room, it opens to a deck with views stretching across the hills and toward the Hollywood Sign. Because every great old house deserves one slightly magical room.

Terremoto approached the grounds with the high level of thoughtfulness that defines so much of their work: respecting what was already there while making the whole property feel more connected to itself. Boardwalks, basalt stepping stones, mature trees, layered plantings, hidden seating areas, and a pergola wrapped around a handcrafted Moroccan tile floor create the feeling that you’ve stumbled into a private garden somewhere far from Los Angeles. And then, tucked below it all, sits the guest house. A charming 1930 Spanish casita with its own courtyards, fireplace, and independent life. Fair warning, it will immediately make guests consider extending their stay.
